Home Survey Level 3 (Formerly known as a Building Survey)
This level of service is for clients who are seeking a professional opinion based on a detailed assessment of the property, with colour photos attached throughout the report for each red or amber condition rating.

Choose this report if the property falls into these categories:

A larger than average property

An older or run-down property

A building that is unusual or has been significantly altered since original construction

If you’re planning major works

A Home Survey Level 3 costs more than the other RICS reports because it gives detailed information about the property.
The report objectively describes the form of construction and materials used for different parts of the property.

If an element receives a condition rating of 2 or 3, your surveyor will advise you on what you’ll need to do to remedy the issue or if any further investigation is required. Whatever the outcome, you’ll have everything expertly explained before you commit to the purchase. This service goes beyond a level 2 service and additionally includes:

A detailed visual inspection of the building, its services and the grounds and is more extensive than a Home Survey Level 2

Although the services are not tested, where possible they are observed in normal operation
​​

Where possible, the drain covers are lifted within the boundary and the inspection chamber is checked
​​

Describes the identifiable risk of potential or hidden defects
​​
-
Proposes the most probable cause(s) of the defects or in some cases advises if further investigations are required and what this is likely to involve

Outlines the likely scope of any appropriate remedial work and explains the likely consequences of non-repair
​​

Makes general recommendations in respect of the priority and likely timescale for necessary work
​
The surveyor will give a professional opinion on the particular features of the property which have fallen into disrepair or are dangerous.

Whilst the Home Survey Level 3 doesn’t include a valuation, it is available for an additional charge.
​
A drone survey can be purchased in conjunction with the Home Survey Level 2 & 3 at a reduced additional charge. The drone service aims to identify potential problems using aerial photography in areas which would ordinarily be out of sight, such as the roof coverings and chimney stacks etc. Please see our drone survey page in the drop down menu.
